Why bring your own agent

The builder has a team. You should too.

01

Their agent works for them

The sales rep in the model home represents the builder. Their job is to get the best deal for the builder.

02

The contract is theirs

Builder contracts are written by the builder's attorneys. I read every page with you before you sign.

03

Upgrades add up fast

Some upgrades help resale, and some never pay you back. I'll tell you which is which.

How it works

Six steps to a new home.

  1. 01

Bring me on your first visit

Many builders require your agent to register you on your first visit. Call me before you walk into a model.

  2. 02

    Compare builders and communities

Lot sizes, included features, HOA fees, taxes and resale in each community, side by side.

  3. 03

    Read the contract together

Deposits, timelines, what happens if construction runs late, and what's included versus extra.

  4. 04

Choose upgrades with resale in mind

Spend where it adds value, like kitchens and flooring, and skip what doesn't.

  5. 05

Inspect during and after the build

An independent inspection before drywall and again before closing catches what the builder's punch list misses.

  6. 06

    Final walk and warranty

We walk the finished home together and make sure the warranty items are written down.

New construction questions

What new construction buyers ask.

Does it cost more to bring my own agent?

Usually not. Many builders pay the buyer's agent. We confirm how compensation works with the builder, in writing, before you sign anything.

Do I need an inspection on a brand new home?

Yes. New homes have issues too. An inspection before drywall and before closing is cheap insurance.

Can I negotiate with a builder?

Often, though it's usually on incentives, closing costs or upgrades rather than the base price.

How long does it take to build?

Usually several months, depending on the builder, the plan and the season. I'll help you plan your move around it.

Do I have to use the builder's lender?

No, but some incentives depend on it. Compare the full cost both ways before deciding.

What does the builder warranty cover?

It varies by builder. We read it together so you know what's covered and for how long.
