Your listing expired. Here's what to do next.

A house that didn't sell isn't a house that won't sell. It almost always comes down to price, presentation or exposure. Here's how to find out which one, and fix it before you relist.

Why homes don't sell

It's usually one of three things.

01

Price

The most common reason. A home priced from where the market was, not where it is, gets passed over in the first two weeks, when buyers pay the most attention.

02

Presentation

Buyers decide online first. Dark photos, clutter or a repair they can spot from the pictures can keep them from booking a showing at all.

03

Exposure and access

If the right buyers never saw it, or it was hard to get in to see, even a well-priced home can sit.

What to do next

Five steps before you relist.

  1. 01

Read what your listing tells you

How many showings, how many online views, what buyers said, and when the price changed. The pattern points to the problem.

  2. 02

    Get a fresh value

Start over from the homes that have sold near you since you first listed, not the price you started with. Request a free home value report.

  3. 03

    Fix what buyers objected to

If the same comment came up in feedback, address it. Often it's a small repair, paint or better photos, not a remodel.

  4. 04

    Pick your timing

Relist now, wait for a stronger season, or rent it out for a while. Each one has a cost, and I'll show you the numbers side by side.

  5. 05

    Relist like it's new

New photos, a new description and the right price on day one, so buyers who skipped it before take a second look.

Your options

You have more than one way forward.

There's no single right answer. It depends on your timeline, your equity and how much work you want to put in.

  • Relist with a new planUsually the highest price, if the price, photos and marketing are fixed first.
  • Wait for a better seasonSpring usually brings more buyers. You keep paying the mortgage, taxes and upkeep while you wait.
  • Rent it outCovers costs while you wait, but adds landlord work, and tenants can make showing it harder later.
  • Sell as-is for cashFaster and fewer repairs, usually at a lower price. I'll compare a cash offer to what you'd net by listing.

Expired listing questions

What homeowners ask after a listing ends.

Should I just lower the price?

Maybe, but check first. Look at what sold near you since you listed and what buyers said. If photos or condition were the problem, a price cut alone won't fix it.

Will buyers see that my home was listed before?

Yes. Listing history shows on the big home search sites. A fresh plan and the right price matter much more than the history.

Why didn't it sell if homes are selling fast?

The median home in the Cincinnati MLS went under contract in 13 days in September 2026, but there were also 13.4% more homes for sale than a year earlier. Buyers have more choices, so the homes priced and shown right are the ones that move.

Can I sell without listing it again?

Yes. You can take a cash offer from an investor. It's usually faster and lower. I'll show you both numbers so you can decide.

My listing agreement hasn't ended yet. Can we talk?

Please talk with your current agent first. Once your agreement has ended, I'm happy to walk through a fresh plan with you.

Does it cost anything to talk?

No. The value report and the conversation are free, with no obligation to list.

Free home value report

What's your home worth in today's market?

Online estimates guess from public records. They can't see your new roof, your finished basement or the busy road out front. I can.

  • The recent sales I'd compare your home to, and why
  • A list price range
  • How long homes near you are taking to sell
  • What would add value before you list, and what wouldn't
